If you've been following my real estate content on social media, you may have noticed something curious: I almost never include direct MLS links in my actual posts. Sometimes I'll leave out a detail or two, and yes — I do know what I'm doing.
Here's the thing most people don't realize: a big part of my job as a Realtor isn't just showing homes or writing offers. A huge chunk of what I do is centered around social media marketing — and not in a "just post pretty houses and hope for likes" kind of way.
I'm talking real research. Algorithms. Analytics. Engagement strategies. Timing. Trends. I'm constantly adjusting and testing to make sure that my listings (and my clients) are getting the most visibility possible.
The Algorithm Game: Why It Matters
Let's talk about Facebook, for example — one of the most widely used platforms for reaching potential buyers and sellers. Facebook's algorithm is designed to keep users on Facebook. That means when you include an external link (like an MLS listing), the post is much more likely to get buried in the feed. That's not personal — it's just how the system works.
So instead of putting the MLS link directly in the post, I'll often drop it in the comments below. Why? Because this gives the post a much better chance of being seen, shared, and engaged with. That one small tweak can make a huge difference in reach.
Strategic "Missing" Info? It's On Purpose.
You may also notice that I sometimes intentionally leave out certain details in a listing post — like the exact address, number of bedrooms, or other quick facts.
This isn't because I forgot. It's because curiosity = clicks, questions, and conversation. All of those things boost the algorithm's favor toward my post. That leads to more exposure, which leads to more eyes on the property, which ultimately leads to more interest and potential buyers.
And yes, I always respond to those questions in the comments or DMs — that's where real engagement happens!
