People ask me all the time what the secret is to selling horse properties.
Is it pricing?
Photography?
Marketing?
The truth is, it's never just one thing.
Recently our team closed on an equestrian property that had previously spent an extended period of time on the market with another brokerage. The listing eventually expired, and that's when we got the opportunity to step in.
Within about 30 days we had an accepted offer, and not long after that we were closing the transaction.
From the outside that probably looks like magic.
It wasn't.
It was preparation, strategy, relationships, and a whole lot of work behind the scenes.
One thing we do differently is that we don't rush straight into signing paperwork.
Every one of our listing clients starts with an intake consultation. We schedule a Zoom meeting where we sit down together and talk through the entire picture. We learn about the property, their goals, their timeline, their concerns, and what success actually looks like to them. We also explain exactly what we bring to the table so there are no surprises later.
That meeting is valuable for another reason too.
Real estate is a partnership.
Showing up prepared, communicating, and respecting each other's time tells us a lot about how the transaction is likely to go. Thankfully, these sellers came prepared, asked great questions, trusted the process, and once we were all on the same page we got to work.
Before a single photo was taken, our team walked the entire property together.
Not just the house.
The barns.
The pastures.
The driveway.
The fencing.
The layout.
The first impression.
We looked at the property through the eyes of a horse owner because that's exactly who we were going to be marketing it to.
From there we created a game plan.
We recommended a handful of improvements that we believed would give the property the strongest chance of success. Nothing extravagant. Mostly cosmetic updates and items that would improve presentation. Fresh paint in a few areas. Updated light fixtures. Landscaping. Replacing some dated flooring.
The sellers were incredibly receptive, and we coordinated everything for them.
Contractors.
Landscapers.
Cleaning.
Professional staging.
Photography.
Videography.
Instead of handing them a checklist and wishing them luck, we connected them with trusted professionals and helped keep the project moving.
That matters more than people realize.
Just when everything was coming together, severe storms rolled through.
Multiple trees came down across the property, including one that completely blocked the driveway.
Photography was only days away.
Our marketing schedule was already planned.
An event we had committed to showcasing the property at was right around the corner.
I remember driving out after the storm because one of my responsibilities is protecting my clients' interests, even when no one asks me to.
Sure enough, the driveway was blocked.
Thankfully we caught it immediately and were able to get everything handled before it delayed photography or interrupted our marketing timeline.
Those are the kinds of things clients rarely see.
But they matter.
One of the biggest misconceptions in real estate is that marketing starts the day a listing hits the MLS.
For us, that's just one piece of a much bigger plan.
This property was strategically prepared to be showcased at one of the largest equestrian events in the Midwest, where tens of thousands of horse owners gather every year.
That meant everything had to be ready.
Professional photography.
Video.
Printed marketing materials.
Custom flyers.
Giveaways.
Lead capture.
Buyer consultations.
Everything had to come together within an incredibly tight timeline.
When the event arrived, the response honestly exceeded our expectations.
There was constant interest.
People stopped specifically to ask about the property.
We had conversations with horse owners from all over the region, collected buyer information, answered questions, and introduced the property to exactly the audience it was designed for.
That isn't luck.
It's targeted marketing.
One thing I have learned over the years is that horse properties should not be marketed like traditional residential homes.
Horse people look for completely different things.
They care about turnout.
Pasture layout.
Trailer access.
Drainage.
Barn functionality.
Hay storage.
Arena space.
Water sources.
Future expansion.
You have to understand what those features mean before you can explain their value to someone else.
You also have to know where horse buyers actually spend their time.
It's not enough to upload a listing and hope the right person finds it.
You have to actively put that property in front of the people most likely to buy it.
That's one of the biggest advantages our team brings.
We aren't just Realtors.
We're horse people.
We've built one of Wisconsin's largest equestrian networks through years of relationships, community involvement, educational content, social media, and industry events. We understand how horse owners think because we are horse owners ourselves.
That perspective changes everything.
People sometimes ask what the trick is.
There isn't one.
It's doing the small things consistently.
It's answering the phone.
Following up.
Preparing before problems happen.
Communicating clearly.
Reading contracts carefully.
Protecting your client's interests even when it's inconvenient to others.
Doing things the right way every single time.
During this transaction there were moments where asking one extra question prevented unnecessary delays later.
Simple things, like confirming lender information early instead of making assumptions, can save valuable time and help everyone move forward with confidence.
Real estate is full of moving parts, and details matter.
If there's one thing I hope sellers understand, it's that successful transactions are never the work of just one person.
Behind every closing is an entire team.
Transaction coordinators.
Photographers.
Stagers.
Contractors.
Landscapers.
Cleaners.
Title companies.
Lenders.
Inspectors.
Every single person plays an important role.
Having trusted relationships with professionals who care about doing things well makes an enormous difference.
This closing wasn't rewarding because it happened quickly.
It was rewarding because the sellers finally experienced the level of service they deserved and dreamed of.
Seeing a property that had struggled finally gain momentum was exciting, but what meant the most was hearing the sellers tell us they experienced more activity in just a few weeks than they had throughout the entire previous listing.
That's why we do what we do.
Horse properties deserve more than generic marketing.
They deserve strategy.
They deserve expertise.
They deserve someone who understands both real estate and the equestrian lifestyle.
At the end of the day, that combination is what makes the difference.
Not shortcuts.
Not gimmicks.
Just experience, preparation, and a team that's willing to put in the work.
To our sellers and Clients thank you for trusting our team with one of the biggest assets of your lives, trusting the process and seeing our vision to make your goals a reality. We can't do this line of work without you!
From our sellers: "Tori is a Dream Realtor.
After listing with an alternate realtor and viewings going stagnant, she came out to our 20 acre farm after we had already relocated and had meaningful recommendations to be completed prior to listing. Not only did she have the recommendations, but sourced the team to help get them completed and monitored their progress for us! She routinely checked on the property to make sure with us not present and let us know if there was anything askew, which saved us for when a tree fell on the driveway right before photographs!
In the final touch up process, she jumped in and helped move things around to make photos look their best, and brought in an amazing company to make the place shine!!
After stalling with the prior realtor, the house was under contract <30 days after listing with Tori.
Every detail and step of the way was easy with Tori and her team. I couldn't have asked for a better person to work with!"
