There’s a conversation I have all the time.
“I want a horse property… but I’m just not there yet.”
And behind that is usually a mix of frustration, doubt, and feeling like you’re somehow falling behind. Like if you can’t jump straight into the dream setup, you’re missing your chance.
But here’s the truth that doesn’t get talked about enough…
Most people don’t start there.
They build their way into it.
It’s easy to scroll through listings and picture yourself on a fully set up property. The barn is perfect, the pasture is established, everything is laid out just right.
What you don’t see is what it took to get there.
For a lot of people, that property came after years of smaller, intentional decisions. It came after learning what works, what doesn’t, and what actually matters day to day.
It wasn’t luck. It was a process.
And that process is something I help people navigate all the time.
If you’re not in a position to buy a full horse setup right now, that doesn’t mean you’re out of options. It just means your path might look a little different.
Here are some of the most common ways I see people work toward it:
Starting with a residential home
This is one of the most overlooked strategies. Buying a home, even without acreage, allows you to start building equity. That equity can later become your down payment or leverage toward a horse property. It’s not the end goal, but it’s a powerful stepping stone.
Buying a property with horse potential
Maybe there’s no barn yet. Maybe fencing needs to be added. But if the land, layout, zoning, and access are right, you have the ability to turn it into what you need over time. These properties are often more attainable and give you flexibility to build your setup the way you want it.
Using equity to build infrastructure
Once you’ve built equity in a property, that opens doors. I’ve worked with clients who started simple, then added fencing, shelters, arenas, or barns over time using the value they’ve built.
Putting in sweat equity
A lot of people don’t walk into a finished setup… they create it. It takes time, effort, and planning, but it’s often how the best setups come together. You get something that works for you because you built it that way.
One of the biggest mistakes I see is people waiting for the “perfect” time or the “perfect” property.
And in the meantime… they don’t make any move at all.
The reality is, the people who end up where they want to be are the ones who start before everything is perfect.
They make smart, informed decisions based on where they are right now… not where they wish they were.
This is where comparison starts to creep in.
You see someone else with the land, the barn, the setup, and it feels like you should already be there too.
But everyone’s situation is different.
Different finances. Different responsibilities. Different priorities.
There is no universal timeline for this.
And not being there yet does not mean you’re behind.
This is the part that matters most.
A lot of people think they need to wait until they’re fully ready before reaching out to an agent.
You don’t.
Some of the best conversations I have are with people who are still figuring things out. People who aren’t buying tomorrow, but want to understand what their path could look like.
That’s where I come in.
Not just to help you buy or sell a property, but to help you map out a plan that actually makes sense for you.
This isn’t a one-size-fits-all process, and it’s not something you should have to navigate on your own.
When you work with us, you’re not just getting one person… you’re getting a team that understands both real estate and the equine side of things.
We help you:
And if your situation requires a different approach, we can connect you with the right agent on our team or within our network who best fits your needs.
Because this isn’t just about finding a property. It’s about building something that works for you long term.
This is something I care deeply about.
My goal isn’t just to help you buy one property and move on.
It’s to be a resource for you through every stage… whether you’re just starting out, making your next move, or finally stepping into that dream setup.
Sometimes that means helping you take the first step.
Sometimes it means helping you take the next one.
And sometimes it just means having a conversation so you can move forward with confidence.
If you’re feeling like you’re not there yet…
You’re not stuck.
You’re just at the beginning of your path.
And that’s where every single one of those dream properties started.
If you’ve been trying to figure out what your next step could look like, I’m always here to talk it through with you. No pressure, no expectations, just a conversation about what makes the most sense for you
