Every single year I hear the same request come across my desk. A buyer reaches out and says they are looking for the perfect horse farm. They want a three bedroom two bath home with an indoor arena, a horse barn, nice pasture land, and fencing all ready to go. Then they tell me their budget is $200,000 to $250,000.
I always take a deep breath before answering because I already know what is coming next. This is where I have to be the bad guy and explain that what they are asking for simply does not exist in today's market. I do not enjoy crushing someone's dream. I love helping people find the right property. But part of my job is being upfront and honest so that no one wastes time chasing after something that is not realistic.
Let's break this down together. In super rare situations it is possible to find a property that looks like it checks a few of those boxes. Usually it is when a property is being sold within a family at a much lower rate than market value. The other situation is when a home is in terrible condition and the buyer has to be willing to put in a lot of work — outdated plumbing, roofs that need to be replaced, barns that have major repairs ahead of them, and homes that might not even be livable without major renovations.
In the northern part of Wisconsin, I have seen a few small farms pop up under $300,000. These usually come with ten acres or less, a small barn, and a house that needs more than a little TLC. When you head further south toward Dane County, Waukesha County, or Racine and Kenosha, the cost of land and homes doubles or even triples.
The truth is land is not cheap and horses and horse amenities are not cheap either. The combination of the two is always going to bring a premium. Indoor arenas alone typically cost more than $100,000 to build, and that is for a very basic structure. A fully loaded horse farm with no way to generate income on a small parcel is not the highest and best use for that land.
Here is how location plays into this:
High cost counties: Dane, Waukesha, Washington, Ozaukee, Racine, Kenosha. These areas are close to major job centers and cities. Median home prices here are among the highest in Wisconsin, and adding land only makes it climb higher.
Medium cost counties: Marathon, Wood, Eau Claire. These are more central locations where you can sometimes find hobby farms under $400,000, but a fully loaded equine property still runs much higher.
Low cost counties: Langlade, Vernon, Ashland, Forest, Price. These counties have some of the lowest median home values. However, that does not mean you can find a move-in-ready horse farm for $200,000. What you often find are older homes or properties needing repairs with maybe a small barn or pasture.
The big picture is that your budget has to align with the market. If you are set on having an indoor arena, a newer home, and a barn ready for multiple horses, you need to be realistic about costs. You either have to raise your budget, compromise on location, or scale back your list of must-haves.
Here is my advice as someone who works in this world every day. Start by writing out your top three priorities. Do you care most about the size of the barn, the number of acres, or the house itself? Decide what you cannot live without and what you are willing to sacrifice. Be open to properties that need some work, but also be honest about how much time and money you are actually able to put into fixing them up.
It is okay to want everything. Everyone dreams about the perfect farm. But the reality is that most buyers have to make trade-offs. Maybe you start with a property that has good land and pasture and add an outdoor riding arena instead of an indoor for now. Maybe you buy a place with a small barn and plan to expand later. Maybe you choose a rural county where land is cheaper. These are the types of choices that will actually get you into a property.
If you go into your search with a budget that does not match your list of wants, you will end up frustrated. If you go in with an open mind and a clear understanding of what the market actually looks like, you can find a property that works and build it into your dream over time.
